The Government of Uttar Pradesh, on January 05, 2026, issued the New Okhla Industrial Development Authority (Erection of Building on Land Transferred through Exchange) Regulations, 2025.
The following has been stated:-
• Terms not defined in these regulations but defined under the Act or the New Okhla Industrial Development Area Building Regulations, 2010 will carry the same meaning as assigned therein.
• Clause 3 specifies the options available to the transferee based on the land use mentioned in the exchange deed. If the deed specifies “Agricultural Use,” Option-1 applies. If no land use is specified or “Abadi (Residential) Use” is mentioned and stamp duty has been charged as per residential use, the transferee may opt for either Option-2 or Option-3, as applicable. Under Option-1 (Clause 3.1), the transferee may apply for permission to construct a residential building for personal use, and upon such application, only the provisions specified under Option-1—including permissible ground coverage, FAR, maximum height, setback requirements, and related conditions—will apply.
