Industry Specific ComplianceThe Department of Urban Development & Housing, Jharkhand, on May 11, 2026, notified the Jharkhand Regularization of Unauthorizedly Constructed Buildings Rules, 2026.

The following has been stated:-

•The “Jharkhand Regularization of Unauthorizedly Constructed Buildings Rules, 2026” apply to buildings constructed before December 31, 2024, in municipal areas, RDAs, JMADA, and Industrial Townships across Jharkhand.

•The rules define unauthorized construction as buildings made without approval or in deviation from sanctioned plans under the Jharkhand Building Bye-Laws, 2016.

•Owners, GPA holders, or registered associations must compulsorily apply online for regularization within 60 days through the BPAMS portal, along with required documents and at least 50% of the regularization fee.

•Regularization is allowed only for buildings up to 10 meters in height or G+2 floors and plot areas up to 300 sq. meters.

•Applicants must obtain required clearances, such as Fire NOC, Airport Authority approval where applicable, structural safety certification, and rainwater harvesting compliance.

•The Competent Authority will scrutinize applications through Licensed Technical Personnel and decide approval or rejection within six months, though regularization will not grant ownership rights over the land/property.

•These shall come into force from May 11, 2026.
